Site Selection

  • Evaluate opportunities for lease, purchase or for sale including but not limited to location, physical space, costs, function and features on a macro and micro basis
  • Create capital and operational budgets
  • Establish and execute strategies to uncover leverage and negotiate the best offer to lease (and lease) terms suited for you
  • Critical review of offer to lease (and lease) documents and prepare amendments to a form suitable for execution
  • Complete all necessary and appropriate due diligence concerning site/premises
  • Monitor and manage agent activities and performance to obtain maximum benefit of their expertise

Development & Tenant Improvements

  • Source, manage and monitor development team activities and performance (i.e. professional consultants, permits and approvals, contractor)
  • Negotiate construction contract, track construction progress of tenant improvements and address issues and deficiencies to resolution, within budget
  • Liaise with and attend to contractor, landlord and warranty matters

  • Review plans and specifications for functional and cost efficiencies
  • Signage: arrange all storefront and/or pylon to completion

  • Comprehensive evaluation of the physical asset – identify and evaluate project strengths & weaknesses, complete market research as needed and examine the real estate fundamentals
  • Identify barriers and solutions to achieve maximum value, the established goals and objectives within known market conditions, approvals, financing, existing contracts
  • Create a strategic purchase offer format with terms that are right for you
  • Develop strategic negotiation process and apply proven tactics based on market conditions and trends
  • Source and evaluate appropriate/capable listing agent, negotiate listing agreement, engage and manage agent performance/activities
  • Compile existing due diligence material and provide critical review
  • Establish acceptable terms of sale (price, timing, etc.) and documentation for buyer due diligence
